Watta Place operates as an independent real estate consultancy and RERA-certified property advisor. Our services include:
- Providing curated shortlists of verified luxury properties in Kolkata.
- Coordinating real estate transactions between developers and buyers.
- For NRI & International Buyers: Facilitating remote property buying, including 24/7 virtual video tours, coordinating with local legal counsel for Power of Attorney (PoA) processes, and connecting buyers with partner banks for NRE/NRO home loan processing.
2. Zero Commission Policy & Financials
- 0% Brokerage: Watta Place does not charge a brokerage fee or commission from the buyer for purchasing primary (new-launch/developer) properties through our platform.
- Pricing Accuracy: All property prices, estimates, and payment plans listed on our website or shared via consultation are provided by the respective developers. Prices are subject to market fluctuations, developer revisions, and statutory taxes (GST, stamp duty, registration fees) without prior notice. Watta Place is not liable for any pricing discrepancies arising from developer changes.
3. NRI Services & Remote Transactions
For users utilizing our NRI Buyer program (wattaplace.com/nri-buyers/)
- Virtual Tours: Video walkthroughs and virtual tours are provided in good faith to assist remote buyers. While we strive for absolute transparency, virtual representations may not capture every physical detail of a property. We encourage clients or their appointed PoA to conduct a final review before registration.
- Third-Party Professionals: We facilitate introductions to third-party legal experts, tax consultants, and banking institutions for NRE/NRO compliance and home loans. Watta Place acts solely as a coordinator. We do not provide direct legal or financial guarantees, and any agreements made with these third parties are strictly between you and the respective service provider.
4. Property Information & Developer Liability
Watta Place lists only RERA-registered projects. However:
- We act exclusively as an intermediary. We are not the developer, promoter, or builder of the properties.
- We are not responsible for construction delays, alterations in floor plans, default on possession dates, or any breach of contract by the developer. Any claims or disputes regarding the physical property or building timelines must be directed to the respective developer as per the RERA agreement.
5. Communication Consent (WhatsApp & Phone)
By submitting your details via our lead forms, email, or direct messages, you explicitly consent to receive communications from Watta Place via WhatsApp, SMS, phone calls, and email.
- This includes time-zone specific communications for our international clients (e.g., 2 AM IST virtual tours).
- You may opt out of marketing communications at any time, but transactional communications regarding an active property purchase will continue.
6. Intellectual Property
All content on this website, including but not limited to logos, text, graphics, website design, and curated success stories, is the intellectual property of Watta Place. You may not reproduce, distribute, or scrape our content without explicit written permission.
7. User Conduct
When using our website or services, you agree not to:
- Provide false, inaccurate, or misleading personal or financial information.
- Use our platform to conduct any fraudulent activities or engage in money laundering.
- Harass, threaten, or abuse Watta Place employees, associates, or partner developers.
8. Limitation of Liability
To the maximum extent permitted by Indian law, Watta Place, its directors, employees, and agents shall not be liable for any direct, indirect, incidental, or consequential damages, including loss of investment or profits, arising out of your use of our website, reliance on the information provided, or any real estate transaction initiated through our consultancy.
9. Governing Law & Jurisdiction
These Terms of Use shall be governed by and construed in accordance with the laws of India. Any disputes arising in connection with these Terms or our services shall be subject to the exclusive jurisdiction of the competent courts in Kolkata, West Bengal.
